Plan Vision News & Events Pardee Homes
What's happening in Meadowood.

Welcome to Meadowood, a master-planned community proposed by Pardee Homes, one of San Diego County's best-known and most respected community and home builders for more than 50 years.

Meadowood is envisioned as a new residential neighborhood of 844 single- and multi-family homes that will incorporate natural open space and existing citrus and avocado groves to blend seamlessly with the surrounding rural community of Fallbrook.

This website will be regularly updated to serve as a source of accurate information for the public, local officials, key stakeholders, and others concerned about responsible development and addressing the housing shortage in San Diego County.

More than 40 percent of the site reserved for open space

The Meadowood project is a 389.5-acre site east of Interstate 15 and north of State Route 76 in north San Diego County. More than 40 percent of the project area will be designated as permanent open space, including:

  • hiking and equestrian trails
  • preserved citrus and avocado groves
  • a neighborhood and pocket parks

Utilizing the latest in environmental planning, Meadowood will include advanced water and energy conservation measures, establishing Meadowood as a model for environmentally sensitive home construction in Southern California.

Conforms to the County's General Plan Update

Meadowood conforms to the County of San Diego's General Plan Update. The new homes proposed for Meadowood will also help ease a critical housing shortage in San Diego County that has been declared by local government agencies, including the County of San Diego.

Commitment to the community

Pardee Homes takes pride in its tradition of involvement with the communities where its residential and commercial projects are built. Pardee has built a legacy of involvement which continues as the homes and commercial spaces are sold and the residents and businesses move in.

This commitment is evident in Fallbrook through Pardee's participation in charitable and civic affairs, from the world-famous Avocado Festival to donations to organizations such as Friends of the Fallbrook Library and the Legacy Endowment.

Pardee's determination to protect and preserve precious natural resources can be seen at all of its projects throughout Southern California and Nevada. One example is Pardee's LivingSmart program, which offers options to homebuyers to improve indoor air and water quality, and conserve resources such as electricity and water.

Pardee also protects the surrounding environment through:

  • use of open space
  • wildlife corridors
  • re-vegetation projects
