Careful planning

Pardee Homes has put great care and thought into planning Meadowood, as with its master-planned communities. Pardee knows the decisions made today will impact future residents of Meadowood and the Fallbrook community in the decades ahead. Pardee's commitment is to maximize Meadowood's positive contributions to north San Diego County and the region.

Pardee is also committed to an open dialogue with the community as the project moves forward in the approval process, culminating in a public hearing before the San Diego County Board of Supervisors.

The Meadowood project site is east of Interstate 15 and north of State Route 76/Pala Road, adjacent to the proposed Campus Park and Campus Park West projects.

Vision for a new community

Pardee envisions building a residential community with a mix of 844 single-family and multi-family homes within the 389.5-acre project site. The Meadowood plan includes 44 percent of the site dedicated as permanent natural open space and agriculture. The community will also include a nearly six-mile-long network of trails and walkways in addition to a neighborhood park.

Meadowood will not include major retail, industrial development, manufactured homes or commercial enterprises that would compete with downtown Fallbrook.

The Meadowood community will incorporate many of the themes and principles of San Diego County's General Plan Update, an ongoing effort to update the County General Plan and shape future growth, using "smart growth" principles.

Transportation Impact Fees (TIF) from Meadowood will generate funds for widening existing state and local road segments, widening and improving intersections and constructing new road connections. Pardee Homes will be contributing per single family unit and per multi-family unit to the County's TIF program.
